Thirty-four acres on the southeast corner of the 25th Sideroad and Mapleview Dr. is slated for development by Teromi Inc. The proposal is for a total of 231 residential units, consisting of 79 single detached units, 18 semi-detached units, 13 townhomes, 121 apartment units. 3090 sq.m retail and commercial, and 2501 sq. m of personal service.
Not too long ago, the lands on which the proposed Teromi development is to be located were designated as components of Innisfil’s “Key Natural Heritage Features and Key Hydrological features” They are also part of a large continuous swath of hundreds of acres of connected forests and wetlands.
This designation was overturned and changed to rural designation by the OMB/LPAT. Nothing, however, has changed on the land itself. The land is still an unevaluated wetland and a “Hazard land” on MNR maps, prone to flooding. The land is also still in a “Groundwater Recharge Area”, according to MNR mapping.
Local resident Jordana Masi and a group of neighbours on Oak St. have significant concerns about this proposed development.
The IDA shares some of their concerns. A large area of the property is a wetland and a hydrological recharge area and the land is part of a large network of connected forests and wetlands. The land provides habitat for animals and aquatic species. We have concerns about the proposed “Land swap” that would remove parkland from Oak St. We need to ensure that all Lake Simcoe Protection Plan, as well as Municipal and County and Provincial Environmental regulations, are adequately addressed.
